Under current Irish planning legislation, garden rooms up to 25 square metres are generally exempt from planning permission, provided they comply with conditions such as maximum height (4 m for a pitched roof, 3 m for a flat roof), boundary setbacks, and aggregate floor area limits for exempted structures. Our 15 and 25 square metre models fall within these thresholds. The 35 and 45 square metre sizes are subject to pending legislation that may extend the exemption limit.

From order confirmation to handover, a typical Modular House garden room takes 6 to 8 weeks. This includes 1 to 2 weeks of off-site steel frame fabrication, 1 week of foundation preparation, and 4 to 5 weeks of on-site assembly, insulation, and interior finishing. Actual timelines may vary based on site conditions and chosen specification.

We currently offer four standard sizes: 15 square metres (The Compact), 25 square metres (The Studio), 35 square metres (The Living), and 45 square metres (The Grand). Every garden room is insulated with a 90mm rock wool and 100mm EPS system. Double-glazed UPVC windows and doors are fitted as standard, with a triple glazing upgrade available for enhanced thermal and acoustic performance. A full consumer-unit-ready electrical package is included supporting electric panel heaters, the space will be warm and comfortable to use year-round.

Our steel-frame construction combined with near 200mm of insulation, double-glazed UPVC windows and doors (with a triple-glazing upgrade available), and a full consumer-unit-ready electrical package maintains a comfortable temperature throughout all four seasons. The structures are designed to the same thermal performance standards as a permanent dwelling, ensuring year-round comfort whether used as a home office, studio, or living space.

The quoted price for all four models includes the EN1090 steel frame, approximately 200mm of insulation, composite external cladding, laminated flooring, internal electrical wiring with lighting and sockets, double-glazed UPVC windows and doors, foundation works, and a 60-year structural warranty. A triple-glazing upgrade is available as an optional add-on. For The Living (35 m²), The Grand (45 m²), and The Studio en-suite and bedroom layouts, a fully plumbed kitchen and bathroom are also included as standard — appliances are not included.
